Meet in person

We know you are anxious to look at homes. You will profit greatly from knowing the whole process and what to expect every step of the way. We like to find out your "bonus items" and "must haves" that will make a house the perfect home. We go over the current market, current inventory, and how to win in that market. We walk you through strategies for winning in multiple offer scenarios without over paying, concessions you can get from the seller, financing options, your time frame, etc. Also extra costs required at your price range and conditions we put on your offer to protect your money. Basically what to expect and all methods of mitigating risk and securing you the home. 

Getting prequalified

Please use a good lender. We are more than happy to recommend a lender who is fantastic at what they do. Pre-approval is a must have prior to writing an offer on that perfect home. The pre-approval process is typically quick and painless, and is important to have this done before searching for homes so there are no delays once you find that perfect home.

Time to get in the car

Now the fun part. Lets look at some amazing homes at your convenience. Thanks to our productive initial consult interview we can tour homes that are not a waste of your time. Any Realtor can show you any home that is available on the market. Make sure that your Realtor also has access to "coming soon" listings and off market properties. With connections through-out the Fraser Valley and good relationships with other top selling realtors in the Valley, we often have access to information the typical realtor does not!

Found the perfect home. Time to write an offer.

We walk you through the contracts section by section so you know exactly what you are offering and how that applies to you.  We need to tailor your offer to our knowledge of the seller's negotiating position. We research comparable sales and active listings in the surrounding neighborhood, closing, research whether the property has any material latent defects, number of days it has been on the market, patterns in price reductions to determine the seller's position and whether there is any other interest on the property. And of course, tailor everything to your needs. 

Multiple offer situations are common these days. You do not necessarily have to be the highest offer to win in one of these competitive situations. WAYS TO WIN IN MULTIPLE OFFERS.

Offer presentation has to be done properly. On my listings we usually get horribly presented offers. An email forwarded from the scanner of their computer with a grainy offer and a barely legible price. Missed initials or signatures on the contract or incorrect dates / names where required. Presenting you in a personalized way and as the fully qualified buyer that will easily close on the home is key. That being said, you are financially prudent and won't over pay for an asset. The number of times a personalized letter has won the home for our client is surprising, and just one of the tricks we can use to secure you your home.

Acceptance!

In these days of multiple offers, acceptance isn't always a given so when we get that call saying our office is accepted, it is definitely reason to celebrate! But the deal is not done by any means... we are officially under contract and no one can stop you from owning the property except for you. The power has now shifted from the seller, to you, the buyer. Let the work begin!

Due Diligence Time 

In most cases one of the conditions we will put in your offer is for a home inspection. We highly recommend getting a home inspection so that you can determine if the home is in the condition that you expect and so that we can find a few things that if needed, can be repaired by the seller before closing. We can recommend a few different, reputable inspectors for you to choose from.

Working with the Lender

Financing is what buyers fear the most as today's financial requirements are tight and obtaining financing is not as easy as it once was. Working with the correct lender is key to ensure the job is done in a timely manner and as stress free as possible for you. Again, please use a good lender and ask us if you want any recommendation on who to use. The lender will need a number of documents from you and may have questions along the way, so make sure you check your emails and have your phone on you in case they need anything from you that is crucial to the deal. Getting the clear to close is one of the sweetest sounds you will hear as it means you hold all the power now to put up your deposit, remove subjects and secure your purchase!

Key Hand-over, Schedule Possession

Signing at the lawyers, paying the balance of your deposit, and then getting keys is the best part of the process. We love giving our clients a hand shake or a hug when we get to give you keys to your beautiful new home. 


The process is full of possible problems that a good lender and a good Realtor should have seen and successfully solved many times before. We all love when things go smoothly 

Bottom line folks. Most of the valuable work comes before and after your dream home goes under contract. The fact that a buyer agent/broker can show you any available home is awesome, but that is not the primary reason why you hire someone to help during this emotionally charged period of your life. 

The value of a buyer agent in the modern real estate landscape is absolute. If you are in the market to buy a home and you are calling on yard signs and on realtor.ca listings you are doing it wrong. Most of those yard signs are under contract. Same goes for realtor.ca but many/most of the homes that you see sold weeks ago.

Buyer agency is free of charge to buyers. The seller pays the buyers agent commission. So you can hire an experienced Realtor who handles everything for you without paying a dime.
